At Renova Klus, we believe that a successful renovation starts with clear agreements, transparent prices and mutual trust.
These terms and conditions describe the rights and obligations of Renova Klus and its clients for renovation, maintenance, installation, finishing and other handyman work.
We aim for professional workmanship, clear communication and proper completion and handover of every commission.
Article 1 – Definitions
In these terms and conditions, the following definitions apply:
- Renova Klus: the sole proprietorship based in Lelystad that carries out renovation, maintenance, finishing, repair and other handyman work.
- Client: the natural or legal person entering into an agreement with Renova Klus.
- Consumer: a client acting for purposes outside their trade, business or profession.
- Agreement: the arrangements made between Renova Klus and the client regarding the performance of and payment for work.
- Quote: a written proposal describing the work, price, any materials and other arrangements.
- Additional work: work or supplies not included in the original agreement.
- Omitted work: agreed work or supplies that are cancelled in whole or in part.
- Completion and handover: the point at which the agreed work is finished and presented to the client for inspection.
Article 2 – Applicability
- These terms and conditions apply to all quotes, agreements and work by Renova Klus.
- The terms are made available to the client before or when the agreement is concluded in a form that allows them to be stored and consulted later.
- Different arrangements are valid where expressly agreed between the parties and confirmed in writing or electronically.
- In the event of a conflict between these terms and specific arrangements in a quote or agreement, the expressly agreed specific arrangements take precedence to the extent permitted by law.
- For business clients, any terms and conditions of their own are excluded unless otherwise agreed in writing.
- Statutory consumer rights always remain applicable and are not excluded or restricted by these terms.
Article 3 – Quotes and formation of the agreement
- Quotes from Renova Klus are non-binding and are prepared on the basis of the information, photos, drawings and measurements provided by the client and any inspections.
- Unless stated otherwise, quotes are valid for 30 calendar days.
- An agreement is formed when the client accepts the quote and Renova Klus confirms the commission, or when the parties reach agreement in another demonstrable way.
- A digital signature or written approval by email or WhatsApp may serve as evidence of acceptance.
- Obvious calculation errors or mistakes in quotes may be corrected insofar as the client could reasonably have understood that an error had been made.
- The agreed work is limited to the description in the quote. Work or materials not mentioned are not automatically included.
- Estimates based solely on photos or general information may be provisional. Any price changes are discussed and agreed with the client before the work is carried out.
- A request or appointment for a no-obligation inspection does not oblige the client to commission work.
Article 4 – Performance of the work
- Renova Klus carries out the agreed work carefully, properly and in accordance with applicable professional standards.
- Renova Klus may engage qualified workers or subcontractors and remains responsible to the client for the agreed performance.
- The client provides timely and safe access to the workplace and the necessary cooperation.
- Unless otherwise agreed, the client provides the water and electricity supplies required during the work.
- The client removes or protects valuable, fragile and personal possessions in the work area unless the parties agree otherwise.
- Responsibility for permits, structural calculations, notifications and other necessary permissions is recorded in the agreement in advance.
- Work requiring a permit or specialist approval is not carried out until the applicable legal requirements have been met.
- If hidden defects, unsafe situations, structural problems or unforeseen circumstances come to light during the work, Renova Klus informs the client as soon as possible.
- Additional work resulting from such circumstances is discussed in advance. Costs are not charged without the required consent.
- Renova Klus takes reasonable measures to limit damage, dust and inconvenience. Completely dust-free working cannot be guaranteed for certain renovation work.
- Waste removal, skip hire, cleaning and protection of rooms are included only insofar as expressly provided for in the agreement.
Article 5 – Scheduling and completion periods
- The planned start date and expected duration of the work are stated in the quote or agreed separately.
- Renova Klus makes every effort to meet the agreed schedule.
- Delays due to unforeseen technical circumstances, necessary changes, supply problems or circumstances beyond the reasonable control of Renova Klus are discussed with the client as soon as possible.
- If a delay is expected, Renova Klus informs the client of the cause and a revised schedule.
- An agreed final completion date is binding where this has been expressly agreed or follows from the circumstances.
- The client's statutory rights in the event of delay remain unaffected.
Article 6 – Prices, materials and VAT
- All prices are expressed in euros.
- Quotes to consumers state the applicable VAT and the total amount including VAT.
- For business clients, prices may be stated excluding VAT, provided this is clearly indicated.
- The quote states whether materials, labour, transport, waste disposal and other costs are included.
- Materials purchased by the client are outside Renova Klus's responsibility as a supplier. Renova Klus remains responsible for its own work and statutory obligations.
- If materials supplied by the client are visibly unsuitable, damaged or unsafe, Renova Klus informs the client before using them insofar as this can reasonably be established.
- Changes in materials, brands, dimensions or finish may lead to a revised price following consultation and agreement.
- Where a fixed price has been agreed, no unilateral price increase takes place unless there is a legal basis for doing so or the parties validly agree otherwise.
Article 7 – Payment terms
- The payment arrangements are recorded in the quote or agreement in advance and depend on the total project value, the materials used and the duration of the work.
Projects up to and including €10,000 including VAT
- Unless otherwise agreed, the standard payment arrangement is:
- 20% deposit before work begins.
- 80% on completion and handover, after receipt of the final invoice.
- As a general rule, the deposit is invoiced seven to ten calendar days before the planned start date, provided this payment obligation has been agreed in advance.
Projects over €10,000 including VAT
- For larger projects, a separate payment schedule is established before the agreement is concluded.
- This payment schedule may consist of a deposit, interim instalments based on demonstrable progress or agreed milestones, and a final payment on completion and handover.
- The percentages, amounts and payment dates are expressly included in the quote or agreement.
- A payment schedule must not conflict with applicable consumer protection or statutory restrictions on advance payments.
General payment rules
- Invoices must be paid within the payment period stated on them. Unless otherwise agreed, this is 14 calendar days from the invoice date, except where payment is due at an agreed milestone or on completion and handover.
- In the event of late payment, Renova Klus may suspend work after an appropriate warning and subject to the legal requirements.
- Statutory interest may be payable on overdue payments in accordance with applicable law.
- For consumers, extrajudicial collection costs are only charged after a legally valid, free payment reminder has been sent and the statutory payment period stated in it has expired.
- Disputes over part of an invoice are handled carefully by the parties. A payment dispute does not automatically release the client from the obligation to pay undisputed amounts.
- Consumers retain their statutory rights relating to advance payments, suspension and defective performance.
Article 8 – Additional and omitted work
- Work not included in the original agreement is considered additional work.
- Renova Klus informs the client in advance of the nature of additional work and its financial implications and any effects on the schedule.
- Additional work is only carried out with the client's consent, except where immediate action is necessary to prevent damage or danger and it is not reasonably possible to wait for prior consent.
- Consent may be confirmed in writing or electronically, for example by email or WhatsApp.
- Omitted work is recorded in writing. The financial consequences are determined on the basis of the agreement and the applicable statutory provisions.
- Work not carried out is not invoiced as fully completed without a valid legal basis.
- If additional work affects the completion date, this is discussed in advance.
Article 9 – Cancellation and termination
- The client may terminate a contract for work in whole or in part, subject to Article 7:764 of the Dutch Civil Code and any applicable mandatory statutory provisions.
- For termination outside an applicable statutory cooling-off period, the financial settlement is based on the agreed contract price less the savings resulting from the termination for Renova Klus, insofar as provided by law.
- Work already carried out, preparation costs incurred, materials ordered and the consequences for the agreed price may be taken into account in accordance with the applicable legal rules.
- Any deposit already paid is offset against the amount lawfully owed by the client following termination.
- A deposit is not automatically retained in full solely because the client cancels within seven days before the start date.
- If Renova Klus must reschedule an appointment due to circumstances on its side, an appropriate solution is offered and the client's statutory rights are preserved.
- Cancellation or termination can be communicated by email to info@renovaklus.nl . Renova Klus confirms receipt.
Article 10 – Statutory right of withdrawal
- Where a consumer concludes a distance or off-premises contract and the statutory right of withdrawal applies, the consumer generally has a 14-day cooling-off period.
- For a service agreement, this period generally begins on the day after the agreement is concluded.
- The consumer may withdraw within the statutory period without giving reasons by sending an unequivocal statement to Renova Klus.
- If the consumer expressly requests that services begin during the cooling-off period, costs for the part already performed may be payable in the event of later withdrawal, provided the legal conditions are met.
- The right of withdrawal may expire on full performance of a service where all applicable legal conditions have been met, including, where required, prior express consent and acknowledgement of the loss of that right.
- Statutory exceptions may apply to urgent repairs or maintenance specifically requested by the consumer.
- Where the right of withdrawal applies, Renova Klus provides the required information and the statutory model withdrawal form before the agreement is concluded.
- These terms do not restrict any statutory right of withdrawal.
Article 11 – Client responsibilities
- The client provides in good time the information reasonably required for proper performance of the work.
- The client reports known leaks, damp problems, materials suspected of containing asbestos, concealed pipes, structural defects and other relevant circumstances.
- The client ensures access to the workplace at the agreed times.
- Insofar as reasonably possible, the client prevents the work from being obstructed by unauthorised persons, pets or unannounced work by third parties.
- Where other contractors are working at the same time, the parties coordinate scheduling and responsibilities in advance.
- The client is not responsible for defects or risks for which Renova Klus itself is responsible under the law.
- Where incorrect or incomplete information leads to demonstrable additional costs, the consequences are handled in accordance with the law and following appropriate consultation.
Article 12 – Liability and damage
- Renova Klus is liable for damage attributable to it under applicable law.
- Renova Klus takes reasonable measures to prevent damage to the home, existing installations and possessions.
- If damage occurs during the work, the client informs Renova Klus as soon as possible.
- Where reasonable, the parties give each other the opportunity to establish the cause and extent of the damage.
- Renova Klus is not responsible for pre-existing damage or defects not caused by its work.
- For damage resulting from defective materials supplied by the client or incorrect instructions, liability is assessed taking account of the statutory duty to warn and other circumstances.
- Any limitation of liability applies only insofar as permitted by law and not unreasonably onerous.
- Nothing in these terms excludes liability that cannot be excluded under mandatory law.
Article 13 – Force majeure
- Force majeure means circumstances beyond the reasonable control of Renova Klus that make it reasonably impossible to fulfil an obligation.
- Examples may include severe natural disasters, government measures or other exceptional circumstances insofar as they legally qualify as force majeure.
- Renova Klus informs the client as soon as possible of the consequences for performance.
- The parties discuss an appropriate adjustment to the schedule or performance.
- Where performance is permanently impossible or the law permits dissolution of the agreement, the parties may exercise their statutory rights.
- Work already carried out and payments made are settled in accordance with applicable law.
Article 14 – Completion, handover and complaints
- After finishing the work, Renova Klus notifies the client that it is ready for handover.
- The client is given a reasonable opportunity to inspect the work.
- Any visible defects or outstanding work are preferably recorded in writing in a handover document or by email.
- Renova Klus is given a reasonable opportunity to remedy defects for which it is responsible.
- The client is asked to report complaints as soon as possible after discovery.
- A seven-day period may be used as a practical guideline for reporting immediately visible handover issues, but does not constitute a deadline after which statutory rights expire.
- Hidden defects may also be reported after handover in accordance with the legal rules.
- The client's statutory rights remain applicable after handover.
- Complaints can be submitted to info@renovaklus.nl.
- Renova Klus confirms receipt of a complaint and aims to provide a substantive response within 14 calendar days. If further investigation is needed, this will be communicated.
Article 15 – Warranty on work
- Renova Klus offers an additional contractual warranty of 12 months on the labour it has performed, starting from the handover date.
- This warranty covers defects demonstrably resulting from incorrect or defective performance of work for which Renova Klus is responsible.
- If a defect is covered by this warranty, Renova Klus will remedy it within a reasonable period and without additional labour costs.
- The warranty does not cover normal wear and tear, misuse, inadequate maintenance or damage from external causes not attributable to Renova Klus.
- Work by third parties or alterations by the client only exclude the warranty insofar as they cause the defect in question or demonstrably affect its repair.
- Statutory rights and any manufacturer's warranties may also apply to products and materials.
- The warranty on materials purchased by the client is assessed on the basis of the applicable statutory responsibilities and any warranties from the supplier.
- This 12-month warranty is additional and does not restrict or replace any statutory rights of the client, including after the warranty period has expired.
Article 16 – Ownership of materials
- To the extent permitted by law, separately supplied materials that have not yet become part of immovable property by accession remain the property of Renova Klus until the amount due has been paid.
- Statutory ownership rules apply to materials that have legally become part of the home through incorporation or attachment.
- In payment disputes, Renova Klus will not remove materials in a way that breaches the law or causes unlawful damage.
- Rights and obligations relating to unpaid materials are handled in accordance with applicable law.
Article 17 – Price-match guarantee
- Where Renova Klus offers a price-match guarantee, additional, separately published terms apply.
- The price-match guarantee applies only where the client meets the applicable eligibility criteria.
- A competing quote must, among other things, be comparable in terms of work, quantities, materials, quality and performance conditions, as further described in the specific price-match terms.
- Any adjustment is limited to the percentage of the relevant quoted price stated in the price-match terms.
- A price-match request must be submitted within the period specified in the price-match terms.
- In the event of a conflict regarding the specific price-match arrangement, the separate price-match terms apply to the extent permitted by law.

Article 18 – Applicable law and disputes
- Agreements with Renova Klus are governed by Dutch law, while preserving any mandatory legal protection applicable to the client.
- The parties first try to resolve disputes through mutual consultation.
- If consultation does not lead to a solution, the dispute may be submitted to the court with jurisdiction under the law.
- For consumers, all statutory rules on jurisdiction and consumer protection remain applicable.
- No provision in these terms restricts the consumer's right to use available legal remedies.
Article 19 – Amendments and final provisions
- Renova Klus may amend these terms and conditions for future agreements.
- For an existing agreement, the terms applicable when it was concluded generally continue to apply unless the parties validly agree otherwise.
- If a provision proves invalid or voidable, the other provisions remain in force insofar as legally possible.
- In that case, the provision concerned is applied or replaced insofar as permitted by law and consistent with the original intention.
- These terms and conditions are available at www.renovaklus.nl/en/terms-and-conditions.
